Our Typical Design Process

 

Project Goals & Requirements

 

#1 - We meet to discuss your lifestyle and establish your requirements, needs, and goals.

 

Site & Existing Conditions

 

#2 - We visit the site to review existing conditions, and gather information. This includes photographing existing features and views. For sites that have existing structures we take as-built measurements for a basic set of as-built plans to be drawn up. The constraints of the existing site and structures will help inform the new design.

 

Schematic Design

 

#3 - We create sketches and simple 3D perspectives of your project to give form to the functions described in your wish list and respond to the features of your site. Typically we do 3 schemes including floor plans and exterior elevations. These options are reviewed together and the project is narrowed and refined to one.

 

Design Development

 

#4 - The initial design is further developed with enlarged drawings at scale. Floor plans, exterior elevations, and 3D views become fully developed. The overall aesthetic is further refined and exterior material selections are made. This set of drawings is submitted for HOA or Zoning review if required.

 

Construction Documents

 

#5 - Technical information and details are added to the design drawings to create a set of instructions for the contractor to build the project. Relevant code information is incorporated into the drawings. Coordination with the structural engineer and any other consultants occurs. Assembly details are created and fixtures/appliances are selected. This set of drawings is submitted to the building department to obtain a building permit.

 

Construction Observation

 

#6 - Throughout the construction process we visit the project to work as a collaborative team with the builder and you (the client). We are involved during construction to be your advocate and make sure your project is being built as envisioned.
